👋 Good morning Home Buyer!

It's Tax Day! If you already filed your 2023 federal taxes or requested an extension, congratulations. I hope the IRS finds a surprise refund for you.

Also, while tax refunds can be a terrific source for down payments on a home, a new bill in Congress may also be a big help.

The new First-Time Homebuyer Act of 2024 proposes to give first-time home buyers up to $15,000 in tax credits to use for any cost related to the purchase of a home - including your down payment.

We reviewed the bill on the website and made a YouTube video that went viral (as much as mortgage videos can go viral!). Check it out below.

Also, I reply to every email you send about home-buying, mortgage rates, and government programs for first-time buyers. Email me. Don't be a passive reader.

Ask me your questions and allow me to assist. That's why I'm here!

Happy homebuying,

WORD OF THE WEEK

NON-WARRANTABLE CONDOMINIUM

A non-warrantable condo is a condo unit or building in which a home buyer cannot get a conventional, FHA, VA, or USDA mortgage approved because the building falls short of basic financial or operational stability standards. Mortgages are available - but they're restrictive.
