Agency (FHFA).
Jonah came on the show to talk about his group's research on The Lock-In Effect, which describes how home sellers behave when mortgage rates rise.
The findings are astounding.
The FHFA found that, when mortgage rates rise, home sellers leave the market faster than home buyers. As a result, in the last two years, 1.33 million homes never got listed for sale.

A contingency clause is an addition to a real estate contract that lets parties back out without penalty under certain circumstances. When a contingency clause is activated, the buyer can back out of the contract legally and reclaim their earnest money, which would otherwise be at risk.
